My home buyer/seller inspection is conducted according to the current Standards of Practice (SOP) of the State of Maryland; the SOP of the International Association of Certified Home Inspectors (InterNACHI) and or the SOP of State of Pennsylvania; as applicable.
I consider the Standards a minimum and I routinely exceed them. You may want to check out my FAQ page as well. Worried about the roof; don't be. If at all possible, I will inspect the roof. If it is too dangerous to climb and walk on I will utilize a drone. Crawlspace, no worries for our Wireless Tracked Robot with video and picture capability. There may be times when thermal imaging is used, as one of several tools, to confirm suspicions of moisture intrusion or overheated/damaged electrical equipment. Such exceptional service is at no additional charge and part of my service to you. Pricing

I offer air sampling (IAQ) for those who are sensitive to the presence of airborne contaminants; or you simply want to know what you are breathing in to your lungs. Air sampling is a valuable tool in determining the sometimes hidden presence of dangerous mold in the home not found outside. If mold is seen or suspected, I will let you know and we can come up with a plan to remediate. Pricing

Once your inspection is ordered, you will receive a confirmation email with links to sign your Pre-Inspection Agreement(s) and to pay for my services. This should be taken care of prior to the start of the inspection. Along with my Real Estate Home Inspection, I also offer the ancillary services mentioned above for an additional fee.
